SPLVRGE LLC (“SPLVRGE,” “we,” “us,” or “our”) acts solely as a booking agent, broker, and concierge facilitator for luxury villa and vacation rental accommodations and related travel services.
SPLVRGE is not the owner, operator, manager, or lessor of any property listed, marketed, or reserved through our platform or services. All properties are independently owned and managed by third-party owners, management companies, or suppliers.
By submitting payment, signing a confirmation, or otherwise confirming a reservation, the client (“Guest”) acknowledges that SPLVRGE acts as an intermediary arranging accommodations and services on the Guest’s behalf.
All reservations are confirmed only upon:
Submission of payment in response to an invoice, proposal, or booking confirmation constitutes legal acceptance of these Terms & Conditions on behalf of the Guest and all members of their party.
This agreement is a short-term vacation rental arrangement and does not constitute a residential lease or tenancy.
Payments must be made according to the schedule stated on the SPLVRGE invoice or booking confirmation.

For reservations made within 90 days of arrival, full payment is typically required to secure the property.
All pricing, availability, and payment schedules are subject to confirmation at time of booking.
All cancellations, date changes, or reservation modifications must be submitted in writing to:

Each property is subject to a specific cancellation policy provided in the Booking Confirmation. Payment constitutes acceptance of that property-specific policy.
Unless otherwise stated:
SPLVRGE strongly recommends the purchase of comprehensive travel insurance, including trip cancellation and interruption coverage.
Refunds, if approved by the property owner or manager, may take up to sixty (60) days to process.
Properties are rented solely for private vacation use. Guests agree:
Misrepresentation of group size, unauthorized events, or unlawful conduct may result in immediate eviction without refund and forfeiture of deposits.
Weddings, parties, commercial events, or large gatherings are strictly prohibited unless explicitly approved in writing by SPLVRGE and the property owner.
Guests must maintain respectful conduct and observe local quiet hours, typically after 10:00 PM. Violations may result in:

These services are provided by independent third-party suppliers. SPLVRGE assumes no liability for acts, omissions, delays, service failures, injuries, or damages caused by third-party providers.
All properties are privately owned and maintained by third-party managers or owners.

SPLVRGE and the property manager will make reasonable efforts to address issues in a timely manner. No refunds or rate adjustments will be granted for:
Complaints reported after departure are not eligible for compensation.
Guests must adhere strictly to the check-in and check-out times listed in their Booking Confirmation. Unauthorized late check-outs may result in additional charges.
Authorized staff, property managers, or maintenance personnel may access the property when reasonably necessary for:
Advance notice will be provided when practicable.
A security deposit or damage waiver may be required prior to arrival.
Guests are financially responsible for:
Damage deposits may be held and released within up to sixty (60) days following departure, subject to inspection and resolution of any claims.
SPLVRGE reserves the right to charge the payment method on file for substantiated damages or violations.
In rare circumstances where a reserved property becomes unavailable due to sale, maintenance, force majeure, or owner action, SPLVRGE reserves the right to offer comparable accommodations.
If comparable accommodations are not available, Guest may receive a refund of amounts paid for unused nights, as determined by the property owner’s policies.
SPLVRGE shall not be liable for cancellations, delays, or changes resulting from events beyond its control, including but not limited to:

To the fullest extent permitted by law, SPLVRGE LLC shall not be liable for:
Guests assume all risks associated with travel and occupancy of private rental properties. SPLVRGE makes good faith efforts to accurately represent properties but does not guarantee uninterrupted services or conditions beyond its control.
Guest agrees to indemnify, defend, and hold harmless SPLVRGE LLC, its officers, employees, contractors, and partners from any claims, damages, losses, or expenses arising from:
By engaging with SPLVRGE and submitting payment or booking information, Guests consent to electronic communications, including booking confirmations, invoices, and legal notices sent via email.

This Agreement shall be governed by and construed in accordance with the laws of the State of California, United States, without regard to conflict of law principles.
Any disputes arising from or relating to these Terms shall be subject to the exclusive jurisdiction of the courts located in California.
These Terms & Conditions, together with the Booking Confirmation and Invoice, constitute the entire agreement between the Guest and SPLVRGE LLC.
No modifications shall be valid unless made in writing and approved by SPLVRGE LLC.
